II.The borrower’s age most not be more than 60 years

III.“Disposable monthly income” total income of the borrower less existing obligation from Fls.

i.              Residential Housing Loan up to Rs.1.50 crore:-

  • Minimum 10%(in cash of construction) however, total margin including cost of land/existing building shall in no case be less than 25%
  • Minimum 25% of bank value in case of outright purchase of house/flat of the tentative Bank Value
  • Minimum 40% of bank value in case of land purchase.

ii.           Resident Housing Loan for more than Rs.1.50crore:-

  • Minimum 25% in case of construction/ addition/ repair/ renovation/ of the proposed cost.
  • Minimum 25% of bank value in case of outright purchase of house /flat of the tentative Bank value.
  • Minimum 50% of bank value in case of Land purchase

(Subject to NRB stipulation)

Documents Required:-

1.   Identification related

  • Buyer’s and guarantor’s personal identification
  • Passport size photo of buyer and guarantor’s
  • Concerning local authority’s Family details
  • Partnership history
  • PAN/VAT certificate (if business income involved)

2.   Collateral Related

  • Land ownership certificate
  • Receipt of the land revenue
  • Anshabanda/Bakaspatra/Rajinama etc.
  • File and ward map of collateral
  • Four boundaries
  • Local authority’s approved house map
  • Nirman Ijajat of constructing building
  • Nirman samppanna/abhilekhikaran paper

3.   Income Related

  • Bank statement and salary certificate
  • Contract paper
  • Rental tax receipt
  • Pension Patta (if someone with pension income is involved)
  • Audited financial statement of last year and projection of coming year (if business activity is involved )
  • Tax clearance certificate for income
  • PAN of buyer for Loan Rs.50 lakh and above
